Once you have an FHA loan you are not allowed to have another FHA loan unless relocating a great distance for work. Now that you have exhausted your Low Down Payment Options (Portfolio Conventional and FHA Conventional and FHA) you will need to use a Standard Conventional Loan and put 20% down to get your 3rd Duplex. The sky is the limit...you could continue to buy properties and build an empire or just stop there and enjoy more free time...I have friend who quit his job and just manages his properties now.Keep in mind that this 4 step process I outlined takes time (anywhere from 1 to 10yrs depending on the person) so keep the big picture in mind but don't let it stress you out too much.

(The exhaust will be a similar piece of PVC pipe.)The problem with putting a fine screen (like window screen) on these is that the combustion air blower in the furnace is usually sucking quite a bit of air through the intake pipe.

Lane Kawaoka I don't think a fico in the 400's and 100% LTV would fly with the big portfolio lenders you mention.. not to mention if you have ever done a loan with them you will find out what exhaustive underwriting is all about.. along with other loan terms that are required..

That yard is now a private paradise, a place where we can relax, grow garlic, and cultivate our spice garden, or at least it still would be if it wasn’t for the sound of my new neighbors’ barking dogs in the night, their cars left running even in warm weather until the exhaust fills my carport 10 feet away, the metallic clink of trucks be fixed in their carport at 10 pm and later, and the pungent smell of cigarette smoke that floats over the 3-foot tall wall separating our yards and into my front door.Unfortunately the 2005 real estate bubble trouble and the 2007-2008 subprime mortgage debacle changed our neighborhood by filling it with rental homes, many sold at auction for ridiculously low prices, and now owned by absentee landlords instead of owner occupants or local landlords.
