I have some Buncombe County stats for you for November:Average days on the market including all price points is 46 days, that is 21 days less than it was last November.Sales price is averaging out at 99% of list price, and in the $400k-$500k price range the average sales price was over list price based on 112 homes going under contract.There were 6% more homes listed this November than there was last November, so that's interesting.Our team are helping 3 main categories of sellers and buyers right now.Oh and by the way Buncombe County has 1.3 months of inventory right now.People from the upper NE, Florida, CA relocating to the area.People that have come to realize that they are paying so much in rent, that they can use these low rates, (working with someone right now that has 30 yr conventional at 2.4%) to buy a house and effectively pay the same or less that they were paying.People wanting to capitalize on the market with their current home and are downsizing.We have all been amazed on how red hot this sellers market has been and how long it has been maintained.It really depends on how long the Fed and the powers that be keep kicking the low rates, the eviction ban and forbearance offerings down the road.

@Jesse Smith you are right that MLS really does not carry as most notoriety as it used to...same thing with RE agents and traditional brokerage...they are being eroded...One of the shortcomings with companies like Zillow is they are offending RE Boards across the country to the point where many boards will not permit syndication to Zillow...our local board just lifted this ban a couple months ago.

You pay a bunch of money to furnish a property you don't own and the owner see you are successful and he decides he should just start doing the STR rental game himself because you don't own the property he can do that.Then on top of the STR laws are changing to flat out ban them in certain areas.If your serious start buying properties in areas that currently are pro STR with a backup plan of converting them to LTR's.

The City of Chicago is currently considering an ordinance that would limit the number of units in any building that can be used for airbnb, and additionally allows individual condo associations to ban the practice all together.Next you will need to decide how you want to prep/clean for guests.

The reasoning behind not going the condo route is this:-- HOA fees tend to be high in these areas-- Although all of these communites seem to be STR (short-term rental) friendly and have laws in place to regulate, some HOAs may not like STR's being in their community and you would be at the mercy of their CC&R's and at any time the HOA may decide to ban STR's-- the amenities are nice, but the area has all of those amenities in general in most neighborhoods (if you get a SFH with a pool in a nice neighborhood, you get security, pool, there are plenty of gyms, parks, and golf courses).-- the rental market is more seasonal here (Late Oct-April/May) seems to be the peak season and it gets slow in the summer heat, so you may be paying HOA fees, utilities, mortgage for half the year with no incomeWe have a couple properties in escrow right now in other areas of SoCal, and we have a couple others that we are actively negotiating and may go into contract soon, so we are holding off on Palm Springs area for now (my partner does not know this area well, so is initially a little hesitant).If you might be interested in doing something together, I have a few properties I am watching in those areas.
