I am planning on beginning my investments by house hacking a multi-family property around August this year and the goal is to also get a flip under my belt before January. 

Logistical issues of OOS investing aside, buying in the rust belt or the South you may get a measly couple hundred bucks more a month in cash flow.

For the 3 deals I've got under my belt, I've hit those benchmarks through Single Family.

I definitely wouldn’t take my money out of my local market (which has had and I believe will continue to have great appreciation) and invest in the rust belt or the South just for cash flow.
