I would primarily focus on doing what you need to to avoid having a lien placed on the property, especially if you are going to try to refinance after the renovation. 

Every state is a little different how to to proceed with court filings with regards to probate.

Some states like CA do not allow HOAs to to restrict STRs if it was not written into the declaration at purchase.

@Jeffrey Suarez I understand what you are saying and what you are trying to to, but I ultimately don't think that 3 days of rental income on your 2021 taxes will help move the needle in qualifying for another rental property in 2022 unless the nightly rental rate was absurdly high.
