I'll chime in to confirm the bare bones of what @Tim Swierczek said, though I'll caution that issues like this can get messy.

That can get quickly messy since newly constructed houses will generally have some kind of issue.You may want to work with a lawyer versus a realtor if you are buying a relatively expensive property where the seller is not covering the brokerage fees.

That process is messy when you want to change member of an LLC.There are a lot of other benefits of using a C Corp. too.

It can be quite messy with insulation tracked all over. 

You can combine properties in one bank account for less maintenance, but that's always messy.

I know it sounds like you planned to keep some of the money, but getting them out quickly and without a huge mess is probably worth more to you than their security deposit.
