I know Michigan has specific requirements regarding dealer license and other such fees and want to connect with someone in this state and this area as investors in other states may not have to deal with the specific onerous fees and regulations we have to deal with here in Michigan it seems. 

I'm actually a modular and manufactured home dealer.

@Cory Carrigan there is nothing special that I am aware of relating to PA that causes you to automatically pay ordinary income tax rather than capital gains if you are real estate agents and have a property held for investment (longer term intentions with a long-term holding period, and not a dealer that rehabs where the holding period is short-term).  

THOWs (when purchased from a dealer) are made of much better materials than mobile homes or RVs.

@Andy SabischNot the 1031 exchange route... usually if the property is sold a year from when acquired, seller is not classified a 'dealer' for income tax purposes.
