Marketing to motivated sellers I come across these gems every once in a while, but they are rare.

I could just image dealing with this in my 60's...I had an offer for $0 down, seller carry. stuff like that.What I learned about the area is that your buyer in that low end home ($75k) range is really looking for more of a manufactured home and that price. this house was not a gem by any means but it was cleaned up nicely, had some great space and an open layout.

Geelong actually has buy and hold cash flow gems lurking.

Also Upper lake could find a little gem.. do not go anywhere near the city of Clearlake lower lake Nice Lucerne the Oaks lots of lower end tenants there..

However, I did manage to find a gem on the MLS in Dorchester that I'm hopefully closing on in the next few days.

I've been tracking the MLS, also with the help of several Agents for the past month but can't get beyond 15-20%, I'm sure there are more hidden gems, vacant properties and more and willl be needing people like you to help us out! 

Never can tell what gems might be out there....maybe something close to recreational areas that could be picked up for the right price and rented on a seasonal basis.Just a thought.

Some of these neighborhoods are old, established neighborhoods with long term home owners and those are the real gems for investors.

While there are a few gems in Dallas we are finding the real cash cows at the Northern edge of DFW along HW 380 and east along HW 80.
