Montana has gotten national attention and is no longer a hidden gem.   

She is absolutely a gem, and has definitely helped steered me correct. 

But apparently those sorts are rare gems and with either route, the burden falls to the investor manage expectations and deliverables. 

Thanks Karen Margrave due to "doing well"...lol I've had to change my business model from finding gems to lease out using bank financing to taking the cash I would be required to put down (now 30%) to the auctions.

So I am always looking for hidden gems due to the prices are a little high in this area and me being new and trying to build capital.

She sounds like a gem, not. 

I think it is hard to cut through the clutter to find the true gems. 8)

As you know, most multis are overpriced in the Bay Area, so finding a gem under a time gun is risky.  

There are many different cities that are great that could still be considered the gem that is hidden.

MF properties are the gem of properties for many investors, and as such they come with more competition, especially in this market.
