Things have been slow the last 2 years, but it's always good around Christmas so we're coming off a nice stretch.I never have found a local handyman to use. 

It was odd how we had did not have this problem with same demographic, same rents, and even similar buildings without the special, those tenant still paid ok.We saw it as an incentive for an individual (once qualified of course) to save some cash and get in a new place, it didn't pan out near what we expected and we wont be working it again.Yes, we have done many sixth month free, last month free, December free for Christmas deals over the years, this was more of trying to relate to current market conditions and demand.Lesson we learned, the more you are willing to give, the more likely you will be burned.

I heard suggestions like putting notes in your Christmas cards that you had started real estate investing... the occasional post on Facebook... dropping hints that you are an active (though you aren't yet) real estate investor... gets them thinking about real estate when they see your success... gets them to start asking themselves questions about how they too could be successful...

The offer was accepted the very next day and I felt like a kid at Christmas.

I'm with @Neal Christmas, doesn't sound true.  

But having it just sit there also seem to be a waste of resource.Maybe use it as a christmas tree farm?

Yet, after replacing carpets, a fresh paint job and more interest than we could handle, got $1,200 a month within two weeks, a few days after Christmas. 

I’m wondering if I should of required a 4 night booking (ie Wed-Sat) and what our strategy should be for Thanksgiving and Christmas.
