Yeah, that's all I really meant, that there are many variables and you can't necessarily assume there will be costs for the HELOC and whatnot.

I've been very hesitant to pull the trigger on some as I'm new but if you'd like to talk or what not at some point let me know. 

However, people are obviously free to spend their money however they prefer to, so who are you or I to tell them what to do or what not to do.

I'm surprised big government doesn't have a a program where they educate tenants on what not to say when applying to live in a rental. 

Don't get into "reasonableness" and what not.
