I think applicants will have a hard time finding it the first time and that will leave them with a bad taste in their mouth before they even see the place.

I have heard to many horror stories for my taste.. 2-3 months to get a tenant in the door, etc...

I'm thinking this is one of the cheaper and more reasonable ways I can impose my taste on the rehab and pretend that it's not all about the money

Not sure if she's done a project like that, but in my opinion her style, taste, and abilities would suit the project well.

Everyone has their own tastes and end goals but we are trying to make higher end rentals with quality materials and finishes that we can get 7-10 years of lower maintenence costs and then sell.  

I’ve found a lot of contractors have very poor design taste, which is why I NEVER leave design decisions up to them.

We did it for many years, so ours got a taste for REI early in life & they all put in a lot of sweat equity.
