Yes, you're right Sean - I would just do a first coat primer and then paint it with a semi-gloss or gloss white - it will make a huge difference!

Then when they come to sign the lease I show them around the house and point out "this is a closet by the front door that you can store your coat in if you wish.

If you're lucky you might be able to fill the cracks and give it a fresh coat of kills, not suggesting you hide anything, but a little bit of sweat, even if you don't own it may payoff.

They have a nice solid wood countertop that is inexpensive and can be cut to size then simply brush on some oil based clear coat to protect it.

They are made with these large sheets that are simply cut and glued in place with a caulk like in the corners, and a thicker edge piece running down the sides.

So I am rehabbing some of my units in my apartment building.I am using 5 gallon off white for cost flat to get them painted using a sprayer.The painter mentioned that for the bathroom and the kitchen to use a semi-gloss.The reason being in the bathroom the semi-gloss instead of the flat paint won't absorb moisture into the wall.With the kitchen the walls would be easier to clean for grease etc.I guess it made sense to me since I remember from my cars if the paint was flat anything that stuck was really hard to get off but if you had the gloss coating nothing got in and was easy to get off.I can still get semi-gloss 5 gallon for cheap.Just getting input form the paint experts.He is starting tomorrow.I am getting a smoking deal at 70 bucks labor per unit to paint 1,200 sq ft.He doesn't have any work right now and needs the money and is a professional contractor painter.He says he can clear one a day.

You might consider epoxy-coating the floor - etching with acid pulls the gloss & any sealer off concrete like you wouldn't believe.
