It's also worth including a clause in the purchase and sale agreement stipulating something along the lines of the inspection will take place only after the tenant has vacated the property. 

However the state stipulates that I cannot co-mingle the money with my money.

I know there are stipulations and the lender will want to inspect and appraise the property, so I won't be able to move forward without contingencies.

There were banks (First Republic being one) that were quoting 50bps under the implied rates however it came with a few stipulations on deposits.

My only stipulation is you should not do flips in the same entity where you hold your long term investments.

As long as your offer stipulates an inspection period, unpermitted issues can be to your advantage in driving the price down lower.

It seems to me like you'd need most importantly time to find your buyer, if you don't ideally have one ready with cash in hand at all times waiting for you to call them regardless of what you have, in which case however long you expect to take to get a buyer to decide they're interested you'd need to stipulate your inspection period AFTER that point.

Apparently in the contract they will stipulate what percentage the lease payment range will be.
