And if they come out screaming, I'd just tell them to sue you and keep spraying.In fact, even if there is some law that says you can't power wash a unit in Shelby County while a tenant is inside, I'd spray anyway and tell them to sue you.  

Hi BP,I just got a service call for a leaking filler valve, it was spraying in 2 or 3 directions and leaking down the tank, this is the first day of my tenant living here too.

Weeds still pop up but easy to pick or spray weed killer.

Will pest control be enough and what should I tell them to spray? 

At my own house, I get traps from the grocery store or that home shield spray from Home Depot. 

Even if they spray a little paint on the trim or floors by accident it's not the end of the world, carpet gets replaced every 5 years anyways...Again though, these are not top of the line places, but the middle market as well so 40-50 years old and showing signs of age.

Also, unneutered Tom cats will spray your new carpets and you'll have to strip the entire thing to get the smell out.- Require all animals be registered and vaccinated.

In CA anyway, if you sign up for monthly spraying, if there is any kind of infestation, such as a giant trail of ants in the kitchen, they'll treat that for free.And that way, if she starts hollering that the place is uninhabitable, you can always point to the fact that you have regular pest control.Another option is what we called the "happy clause" where we just tell a tenant that it appears they aren't happy in the unit, and if they want to move, all they need to do is give 30 days notice.  

And when we painted the 2-story 26 unit building I managed, the painters sprayed the paint, so the tenants were required to keep their windows closed and they were not happy about it.  

Cleaning the affected area and spraying it should be enough.
