Care to guess which pod he mentioned first?

Depending on how much material you have, you could always rent a pod or something similar for worksite storage.

Hello, Im dealing with a property that is in foreclosure.The home owner filled out paperwork to get a loan mod.

Their homes are built inside and are modular (which means they are built in pods offsite and then shipped to the site and erected onsite.) 

The other profit comes from getting the owner reperforming by working out a loan mod to where they are paying less monthly to you for 30 years at what ever interest you decide. since you purchased it at half the amount you can afford to give them a lower monthly payment.

Would it be considered "mod" or origination of a new loan?

I've been around this stuff for more than 50 years, I've worn many hats in this business and low-mod housing is not for newbies trying to sell homes. 

Example:    Good condition Mods and Site Builts rent for $1000/Mo in the neighborhoodMod in question needs $5000 in work to be ready to rent (get a contractor estimate if you can't agree on what it needs).  

When I get home from work I like to run a quick mile or two with the dog and girlfriend and again turn on a bigger pockets pod cast while I'm running.

If you listen to the pod cast, she starts talking about this somewhere around the one hour mark, and then the specific mention at one hour and 3 minutes.I have seen mention elsewhere of the significant trend away from bricks and mortar stores for consumer spending,toward online purchases, and a trend toward mixed use development, so it seems very likely this plays a role as well.
