Pre Foreclosure Loan Mod Trial Payment Plan Question

Hello, Im dealing with a property that is in foreclosure.

The home owner filled out paperwork to get a loan mod. She got accepted they told her she had to make 6 payments on time in order for the loan modification to be processed. She missed the payments . She called today to make payment and they voided her trail payments.

Her account rep told her to reapply for another modification. She submitted all paperwork again today.

My question for the community who has experience with this case.

What do you think the chances of her getting another loan mod accepted and trial payments ?

Do you think I should get her to sign a agreement and get utlites on at the property and clean it up while we wait for a response from the lender? So i can have a tenant buyer in there right away?

Please let me know your thoughts.
