IMO most wholesalers are "all hat no cattle". 

It is a fine line to walk with sellers, and it needs to be explicitly clear which hat you're wearing from the outset.

Jimmy, I'm here living in Austin and compared to SF the home prices look good, but...I'm not sure how much more appreciation you're going to see if you throw your hat into the ring right now.
