Anybody doing this or have an elegant solution that works for the owner and the investor?

Done some "custom" sheetrock work, bullnose corners, coffered ceiling in den, "archway" between den and dining/kitchen.

The first two floors are living room, leading to a dining room.

Living room, dining room, kitchen and laundry room on 1fl and 3 rooms and bath on 2nd floor.

The kitchen is in an open floor plan with a fireplace/living area, so I wanted to make it constant flooring so they could throw a dining table in without having to worry about room separation lines. 

There's a 3 Bed 2 Bath "Owner's unit", pretty much a full house with basement, high ceiling, den living, dining, open kitchen.

Do you walk in their house and ask to sit at the dining room table to go over your real estate company, which nobody cares about except your broker, or do you talk about the seller's needs??!

I have this deal in my local city, the seller is super motivated and she tells me the bedrooms were taken out of the house, leaving a kitchen, living room, dining room, and a wash room.

New disposal, repaired some cracked tile, minor plumbing repairs, new light fixtures in entry, and dining.

So I did some research on Airbnb and ended up completely moving out house around and started an Airbnb in the entire downstairs of our home. 2 bedroom, 1 full bath, living/dining area, and kitchenette - surprisingly, it took off like wild fire and ended up putting a significant dent in our mortgage payments.
