I echo the above advice to make only the minimum basic repairs: fix the leaks, get rid of the mold, clean it up, stabilize it so water intrusion and whatever issues it has aren't getting worse, maybe do some demo to get rid of major eye-sore areas, slap some paint around strategically, remove trash/overgrown bushes and whatever from the property, improve the curb appeal however possible, apply turd polish liberally... whatever you can do with as little money as possible to make it look a little better, and then wholetail it like a hot potato for whatever you can get.

(after all these years).If you buy it consider:The kitchen ceiling has some issues, but I think I see what looks like pink Panther insulation, so that a plus.The wall paper removal (get a quote on that--or be prepared to spend some time on it getting a good wall finish back.Wood Roof means probably a bigger insurance bill than other types--match the neighborhood is probably best.The leaning tower of tree-sah out front, seems like a possible delete item to me (curb appeal).It's not on a foundation, (crawl space) earthquake strapped (???)

Why not just hammer-swing your own projects into an empire of cash flowing properties.Then if you want to sit in the warm McDonald's sipping coffee all morning because it's cold and raining that day--your time is your own.Nice job making a quirky looking house much prettier, much more curb appeal.
