No one has a crystal ball, but here is my thoughts regarding my San Diego market. 

We were crystal clear on what we wanted and made it happen!  

People will only really vacation to certain areas of the country that have a tourism draw, so an investor should consider that and get crystal clear on your intended use.

@Crystal Dawn Prince you should look at the property and its potential as rental.

It is really important to have a solid list of buyers, or one really good buyer with crystal clear criteria that you can go out and meet, before you get a deal under contract.

If you are simply waiting for interest rates to come down, my "crystal ball" tells me that as soon as that happens, prices for properties will raise due to a lack of inventory and more demand in the market from buyers.

I have no crystal ball so I can not predict the price of real estate in the future but I think there is a higher probability in prices continuing to rise in the future rather than fall based mostly on the low inventory that I don't think will be resolved in the near future.

Getting crystal clear on these things will help you not only find the right partners to do deals with, but also help you to communicate better to brokers and to your potential investors.
