I spoke to Madison Trust, they sound intriguing, does anybody know where they compare with fees on solo401k

I'm just a property owner looking to deal with an operator, just collecting my rent.Can anyone tell me what are the things which are different compared to the traditional residential lease in California?

There are huge profits in this niche and an untapped market compared to the thousands of others looking for SFH. 

Once you find the property you can compare them against others and view there financials and that way you can find a property that is offering the type of return and in the area your looking for.

I would suggest exploring outside of your local bank as well and exploring U.S-based lenders that work with foreign nationals and compare as banks tend to be more conservative and therefore more limited especially once you venture beyond a single-family household or condo.

It could be worth considering a shot at an actual software solution built for DIY landlords (1 - 15 units); one that helps you to automate your own rental process (ie. compared to other tools, one that helps you to actually get it listed on 10+ major listing sites, allows you to schedule showings, provides you with super thorough tenant screening options, online digital leases which can be customized and help you by breaking out those fees, automated maintenance tracking, and fast rent collection which also offers your tenants the ability to report their positive on-time payments to the major credit bureaus; just another positive reinforcement/added incentive to get them to make those payments on time).

Rates are very comparable to conventional. 

In investigating the out of state markets I determined that the more inexpensive options were just not properties I would want to own because they were in too bad a condition and renovation costs would make them comparable in price to what I can get locally.

I am looking to understand the ROI on the investment under the two scenarios and how to correctly estimate the differences in total return between the two options, assuming the positive cash flow ($28K/year w 3% growth rate) is reinvested and compared to keeping the $260K in the stock market.

Can anyone here suggest how I can get comparable information on the last stage of the process?
