That cash out transaction (even though it was a conventional first mortgage) fell under some Texas Lending Law 50(a)(6), which hosed me and my ability to create a revolving line of credit even though the first mortgage was fully drawn and there was plenty of room for a second mortgage at 80%LTV.

Cassidy,I wouldn't call myself an expert, but . . .A HELOC (Line of Credit) is usually a "revolving credit" model, just like a credit card (except much lower interest rate), with a fixed time frame (usually 10 yrs or so) using the home as collateral.

Whenever I Google search for a topic revolving around credit cards, that site always seems to be a) the first choice and b) a great reference.I'm certainly no expert on this topic, but there are plenty of resources online that allow you to weigh the benefits of each card against each other.It sounds like what you're looking for is cash back and points.
