In preparation, I've read multiple books on property management (Including Brandon Turner's), and have listened to over 100 BP Podcast episodes, as well as browsing the forum.That being said, I have a full time career as an insurance agent (life/health), I'm not sure if my time is better spent split between property management and my career, or if I should hire a local PM for 10%.

I have been browsing a lot of discussions and noticed a lack of conversation in the area I am most knowledgeable in. 

I just happened to browse thru craigslist last month and saw that no comparable unit rents for under $1750.  

Hey BP,I'm currently browsing commercial buy and hold properties, and I've noticed a large variance in the properties CAP rates.

$0 is technically out of the question, just due to the fact that even "free" strategies such as driving for dollars or browsing Bigger Pockets will still require paying gas money and internet bills.

I've been thinking a lot about the things I've read on here and browsing the local listings.
