I need advice! Financing Options

I am looking to purchase an investment property and would like some help on financing. 

I have a paid off property which I have been collecting rent on, as well as another investment property which I had to place a 20% down for traditional 30year fix mortgage. 

I am looking to make a move on the next investment property and am afraid I will not get approved for a mortgage without putting down perhaps substantially more. 

One option I have considered is to take out a HELOC from my current paid off property to place a larger down payment on the next investment I plan to make.

Has anyone used a HELOC to fund an investment property? What other ways can be suggested for me to go about securing financing.
