So many owners get calls from guests of water pouring from the cieling below the bathroom into kitchens or gamerooms and it is from guests kids showering with water pouring out getting all over the floor and coming down below. 

I would definitely fix this problem promptly because water damage is nothing to mess around with. 

For one of my rentals (4bed 3bath, 1850sf w/ pool, todays value around 800kish) my premium is 4,000 a year  Again, it varies depending on so many things so I tell my clients to get quotes for properties they are interested in to really get an accurate idea.  

Attend some local real estate meet ups and make some good friends, you may not be able to participate in deals but you'll have your toes in the water.

You want the widest pool of buyers and to get the highest price possible, REA and MLS is the way to go.

The first is, what is going to reduce possible water damage.

We'll restore the riparian zone and install year-round water for wildlife (deer, elk, bear, wolves, and more).

I did have to leave them last year because they had a $1million max liability if any rentals have a pool.
