I think the title of the post "How much profit should you make on your first flip" and the responses may make some first time flippers really optimistic about the profit they should achieve on their first flip.  

I tried it out for Joshua Tree, CA and it seems a little optimistic.

I find rentometer a little optimistic on rent and zillow quite a bit.  

I'm optimistic long-term that this will be fine given that I didn't use too much leverage to make this purchase.

No way to know how things will shake out in the end.Like just about everyone said, it is going to all depend on purchase price, location etc.I think you could be optimistic on 15%. 7-10 is probably more real, if you could get it.

How you play those adjustments is where money is made and lost.Ever the optimist, I'll look for opportunity through a clear set of lenses.  

Found a great property in Corolla NC, and while the rental calculators show positive cash flow, I'm not optimistic that it will rent year round.

Have seen some of R2R's advertised deal analysis for Cape Coral be a bit optimistic :) 

Since many agents stop within 2 years, they’ve got to get you on a 6month contract while you’re still optimistic.
