I have had several occasions where issues have arisen either with other tenants in the building where these kids have annoyed them (it’s a 4 plex) or with things you just assume a tenant would know that I have had to have extensive phone calls, lengthy emails, and back and forth text messages with them about to teach them how to be good tenants.

I can have separate meters installed for basement and common area, but the process is lengthy as several inspectors need to come and check the work.

Not only do the banks require that the owners/ buyers complete these lengthy envrionmental surveys, but I want to say that CAL EPA also requires them anytime a gas station changes hands.

The buildings need interior renovations and the seller has approximately 6 empty units out of 20 and the rents are all below Market so this would be a value add projectOriginally, they wanted to seller Finance doing a deed of trust and promissory note but now they want to seller finance doing an "agreement for sale" or "contract for deed" because they said they are worried about foreclosure. they don't want to go through a Lengthy foreclosure process and they just want to get their properties back easily if i was to default.

You need to be sure that you can cover both mortgages even if you're in the middle of a lengthy eviction, having to do major fixup, or otherwise going a month or two without collecting any rent.

In Massachusetts, this process has to be done via the same process as a tenant eviction even though the former owner has no ties to the unit any longer and the process can be lengthy and expensive from a legal fee stand point (6 months or more).
