It doesn't look like there are any major laws in place against Airbnb (to an extent) in Kansas City, but they are continuing to evolve legislation around short-term rentals since it's somewhat unprecedented.

Just going to keep an eye on a few factors: my portfolio (growth, possibility of moving beyond "A" neighborhoods with "A" tenants), whether or not I self manage any additional properties as I grow, tax legislation, etc.  

But if Ferndale is small enough that the local officials haven't converted their mindset from "we are a neighborhood where we all belong" to "we are a growing community where lawsuits are just part of the process of leadership accountability"- well, I'd be concerned about legislative vendettas of a sort.

Now the new mayor is considering legislation to make it difficult to increase the rent more than 5% and also to make it more difficult to evict.Is this the solution to deal with very high rents in Boston?

I am becoming concerned over the legislation specifically, in this market, as I would not invest given the bill passes but nationally as well.

I then send a weekly update email to all clients of all issues impacting their properties, maintenance issues outstanding, new city legislation, etc. all clients also receive a monthly newsletter with their monthly report outlining the positive reasons for investing in our area, as well as a pocket listing that may lead to increases business for them as well as I.Edit: One more thing.
