There is carpet in the living, dining, and a hallway but not in the 2 bedrooms where there are hardwood floors.  

Each side of the duplex has a living room, dining room, kitchen, sunroom, and a covered front porch on the first floor; 3 bedrooms and a bathroom on the second floor and separate basements with spaces for storage and washer and dryer hookups for all of your laundry needs.

Definitely tile for the floor in the kitchen and dining area.

$20K for rehab sounds like a couple of bathrooms and a dining room.

What looked best in the living, dining, kitchen, bath?

This house is in Arkansas and the kitchen dining area add up to about 180 to 220 square feet(I don't have the info right at hand).

In a flip I love taking away actual dining rooms, because nobody uses them anymore, if and only if, I can make the kitchen larger and/or add a FUNCTIONAL bathroom or master closet where there isn't a good one in an older home.

The 1st and 2nd floors are 2 bed 1 bath kitchen and dining.

I plan to complete and fix the wainscoting and chair rail in the dining room/foyer and finish with a two-tone pain of white lower half and off white or cream above.
