You don't need to be incorporated to get those deductions; you're entitled to them regardless.There are no tax advantages or disadvantages to LLCs.

You can take a course and learn, then go through the process of getting "official", but in my opinion, unless you've got a background in construction you will always be at a disadvantage.

Certainly each state is going to be different than what advantages and disadvantages, and you need to figure out what makes most sense for you...

When looking to purchase Subject To I inevitably run into sellers who would like to sell using Subject To (strategy where buyer takes over sellers loan payments) but believe they are at a disadvantage because they used a VA Loan. 

IMO for OOS investors who aren't able to see the property in person, meet with tenants and deal with issues directly you're at a MAJOR disadvantage. 

Only disadvantage with tile is that some tenants will find a way to break them or mess them up which is why I do laminate everything now including floors.
