Don't make threats.

People rarely follow through with threats of lawsuits.

Maybe they are struggling to make the business model work, but assuming they work through the issues, they are a threat.

when people hear "its a gray area" they often think "oh its legal in some way" when it usually means "its really not allowed but we haven't bothered to spend much time closing random loopholes...yet" I wouldn't like to be in front of a judge trying to get this enforced, especially with the public threat of clouding a title.

@Eric Wood Other than his bluffing and threats(won’t hold up)….your answer to your liability lies within the contract you signed.

@Jay Hinrichs My position is that the government - in OR especially - rent controls, having to pay moving expenses, having to give tenants the right to buy properties... in CA being unable to screen tenants, run credit reports, or check for previous evictions - is a huge threat to our businesses.  

There is a real threat today of further COVID threat pushing us into economic despair.

What we're left with is with what we had during COVID, hygiene theater, a big show of cleanliness that will really do nothing about the threat.
