I think referring to Account Closed's method of communication with her tenant as "texting buddies" is rude, condescending and out of touch.If that is the normal method of communication with this tenant, in my state it is legal, proper, and efficient to communicate notices by text and in my view there is nothing "unprofessional" about texting per se; communication by any method might be 'professional' or 'unprofessional' based on the content.

The equity portion will end up being the positive with the buy and hold method, so I’m looking for a way to be creative to get to a better income flow/better return.

I would either cold call them and then if I can’t reach them by that method, I then send them a physical letter by mail, but I’m seeing that the cost to ship these letters are adding up.

This is an outgrowth of in person auctions and so there is no standardization like you get with eBay - Know when the pickup is and that you will be available and also be mindful of payment methods.

I think it's good they are communicating.

People will always tell you their method is better, but eventually it comes down to you to make the decision.

Also would consider getting a POA from the seller for their loan so you can communicate make payments on it.
