This is a classic question on the forums and as a general real estate investor debate.

It is a classic 3 bed 1 bath 1100 sq ft ranch in CT.My concerns are that I am potentially OVER flipping it. 

Vacational rentals, flips, classic buy and hold, Classic BRRR all play well there but nailing the city submarkets there or anywhere they can justify focusing your networking and marketing into it to scale up a full time is where am at now.  

I have dealt with Classic Property Management before as a tenant. 

I would also read up some on landlording (I have a blog post on "classics of landlord lit").... 

This was a classic cash flow deal.

Jenifer, on buy and hold, I have some classics of landlord lit (in a blog post by the same title); and on Nov. 15th Chad Carson had a nice BP Blog post on 7 absolutely must reads for beginning investors. 

I used to frequent Austin in the 1980's & 90's (see the movie "Slacker", the 1991 film by Richard Licklater, to get a feel of the classic Austin).

I have learned a great deal from them and many of them are classic and timeless.

It might not be a classic Internet marketing scam like some of the others, but if it's legitimate, then it's nearly impossibile to execute a deal and get paid, in my opinion.
