@Yuriy Skripnichenko - I agree that multi-unit properties are the ones affected, but keep in mind that's what a lot of investors are seeking , plus whenever possible keeping policies, procedures and paperwork consistent across rentals can make managing easier.And the multi-unit owners also need to post a recycling plan for Philadelphia properties.

My best deal was purchasing a Freddie Mac REO 4 unit + garage apartment building and small storage building 22 to 24 units, depending on how one counts it for $131k.It was trashed, rented to druggies who recycled everything they could.

Since you're making doctor money and working doctor hours, real estate may be a big opportunity cost for you to put effort into to begin with anyway, and you may be even less likely to divert time away from your high paying career for properties you don't like.

Accounting would be good if you're a numbers guy and can afford the cocaine you need to get yourself through it :) jk.Even if you get your degree in a totally unrelated field to RE, you can STILL be a success in investing, and that's by using your ability to recycle all your profits back into your investing.
