I knew $45 was a bit more than I wanted to pay but I signed a Fl bar contract with the wholesaler and asked my investment partner to put the whole sale amount into escrow ..( important to put a large amount into escrow ) the contract stated that we had 20 days inspection peirod at which time we could decide not to go through with the sale if the inspector found items that I missed .. ( I did not miss anything but,  I use this clause as a tool )  ..

Many of those I worked with would say 'where did it all go' as they neared retirement & yet they always had the lease vehicle(s) (some 2 or 3 in the family), the various club memberships, 2 pack a day cigarettes & those nights at the bars that they cannot remember etc etc.

.- If it's on Schedule E as "depreciation," an underwriter will default to assuming it's a one time expense and completely exclude the expense from your DTI calculation with no questions asked, no documentation required, in 100% of cases (barring overlays).
