My experience is that one coat of paint in the main rooms and hallways gives that clean feel and fresh paint smell, even if they don't show much wear and tear.

For example, if the kitchen is getting a coat just because you patched/painted the damaged rooms, I would eat that labor cost or do it myself.That's what I would do.

Depending on what your goal is,  and what group you're planning to rent it to.. personally,  I would fix the doors and make them function, put a nice, new coat of paint on them and replace the knobs and any hardware.

@Shanna Mosby In the 23222 area there are deals to be had, you really have to be on the ground there and find the deals where others have blazed the path and just ride their coat-talis, don't try to go in there and start on a new block.
