In CA anyway, if you sign up for monthly spraying, if there is any kind of infestation, such as a giant trail of ants in the kitchen, they'll treat that for free.And that way, if she starts hollering that the place is uninhabitable, you can always point to the fact that you have regular pest control.Another option is what we called the "happy clause" where we just tell a tenant that it appears they aren't happy in the unit, and if they want to move, all they need to do is give 30 days notice.

And if they come out screaming, I'd just tell them to sue you and keep spraying.In fact, even if there is some law that says you can't power wash a unit in Shelby County while a tenant is inside, I'd spray anyway and tell them to sue you.

Also, I now leave a bottle of that indoor/outdoor safe-for-kids-and-pets insect spray that's supposed to stop bugs for months but usually needs more frequent applications, and tell them they can spray around the perimeter if they want to when it starts getting warm outside and the bugs start showing up and that it should last them all season.

hence why its vital to have a record/receipt of any rental property having been treated (ie, sprayed or 'heat' treated) in between each tenant.absent proof of a preventative treatment before tenant moved in, its up in the air if they are blaming landlord for an allegedly pre-existing condition.i'd give them the option to vacate if they can't take care of the pest problem as its a single family detached.

I've found that spraying some WD40 on the rope and on the window tracks sometimes helps.
