Hi @Dan N. not too familiar with Greektown but here are a couple of areas that we've seen great investments in and look to be going through a nice transition.

I intend to find value-add properties near transit lines to EWR, JFK, and LGA and BRRR into the AirBnB, VRBO, and Crash Pad ecosphere.

I recently got my real estate license, and I was amped to get started on moving towards becoming a part-time agent and transitioning into becoming a full-time real estate agent over the next several months. 

Transitioning from the previous landlord's rental agreement to yours may be a challenge for them, or may not be. 

Obviously I would like to assume everything would go smooth throughout the lease agreement, but I'd like to be prepared for anything.My main concern would be some type of rider or legalese where the tenant could potentially push my LLC out of ownership.

They make the transition very smooth if you have to change VAs.  

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

Midvale, West Valley, South Salt Lake, anything close to Trax Lines (Mass Transit) are going to be better for renting. 

My first time through there were a couple of small paperwork issues, but by the second time it was smooth sailing.
