If you have an LLC you have to keep keep up on your minute meetings each year and some other things otherwise your LLC is easier to be pierced by a lawyer.

An undercapitalized and under-insured LLC can be pierced, and members can have personal liability.Many lenders will require a personal guarantee of the LLC's debt, so there's no additional protection gained.If your's is a buy and hold strategy, your heirs won't get the benefit of a step up in basis upon the inheritance of LLC membership interests rather than direct interests in real property.This is not to say LLCs shouldn't be used, just other factors to consider.
