Thanks all, I forgot to mention that when we discussed the offers, she(my broker agent) told me she known the appraiser of the mortgage company her buyer is using, and she have given out free stuff to that appraiser and so called in house appraiser and ensure me if I choose her buyer, the appraisal would not be an issue.
