My W2 employment will terminate at the end of 2024 so just trying to plan for the future if/when rates go down, how to best approach a refinance.

I live in Tahoe and there are multiple restrictions on STRs so if that is in the plan check the local regulations. 

I've leased out SFR but not commercial and plan to hire a broker to assist as well. 

I will start renting it out end of next month, and plan to buy #2 within the next few months.
