I think we have a group of 25-35yr olds that will buy when unemployment eases up and the horrific stories of their friends buying at peak fade.

So whenever I meet someone who has been in an accident or injured I always say a version of: I know a guy . . . . he helped me out with some things - maybe you should call him.

Traffic accident, you get sued for something you possibly default on the student loan etc.

For the passive investors/owners, who have a management company to manage their properties and do all the work, an LLC would work well if an accident like the example above occurs.

The fire was supposedly an accident, No, I'm referring to the sudden halt in rent payments. 8 years is definitely a long time and just when you thought you can trust a person hell's kitchen breaks loose that even Gordon Ramsey can't explain what the hell happened.

Zestimates have been accurate, but only by accident.

When I first started looking at properties here, an agent, who I met quite by accident, showed me two properties she said would work for investments.  

Personally I donate to every kettle I see, I round my change up, give a donation to every pancake breakfast for a charity, spaghetti dinners, fundraiser for every child with a disease or that has been in a car accident I can.

This will give you 10-15 grand per tenant to go after in the event of serious damage to the property due to accident or stupidity on the part of the tenant.
