As long as you have options on your TX offers, you can float as many as you like (can cost you no more than the option checks).

I'd also factor in the reality that the Fed will be raising rates several times this year, which will directly impact the rate you pay on any floating rate debt instrument tied to prime (your HELOC specifically).

How would you arbitrage a $100,000 HELOC, 2.4% interest-only for the first 3 years, then sets to 5% floating rate.

With enough time and rentals you can have enough "word of mouth" advertising floating around that you don't need VRBS or AirBnB.
