But those places have exposed brick, which mine does not.As far as the warmth aspect goes, my gas is covered by the hoa, and my condo is about 750 Sq ft, so I'm not sure how much that will end up being a problem.I have two cats that's are declawed so pets aren't an issue for me, but I haven't decided if pets will be allowed when I eventually rent the place.The Plaza area in Kansas City is one of the nicer areas to live, with a lot of professionals.

@Derek Johnson,Your initial offer apparently exposed a serious problem(s) that you are unaware of or not willing to accept the seriousness of the problem.Probably the seller is now aware of the seriousness of the problem and is unwilling to correct the problem so that the property will pass inspections and finance requirements.

The flip side to that coin is that you expose yourself to rates that will adjust and if you look at the Prime index which is what your heloc will most likely follow, it has a long way to go back up to it's historical levels.

But conversely I am in the dark as to why the property, which has been exposed to the market, has not been sold at well over 100k if all it needs is cosmetic work and it would be worth 225-300k after rehab.
