A portfolio lender can be either a bank or credit union, but have a distinct advantage for investors: they do not always sell their loans to Fannie Mae or Freddie Mac.

I haven't found any consistent difference or distinction between them (other than that the crowdfunding deals can be found on the Internet, and I have to do a little bit more work to find the syndications :seek them out, or be referred by someone I know).Both generally use the same portions of the law to market their non-registered securities.
