What are other 4-6 unit buildings in the neighbourhood commanding for value?

This room would easily command a $1000.00 a month (1br apartments rent for 1700 + utilities in my area).

1. cut that tree. especially if it's close to the house.2. seed it3. or sod itthose options are so cheap, almost a shame to not do it. remember, the condition of the WHOLE property will command what type of tenant you get.

If you're doing a turnaround project with greater uncertainty and skill required to achieve the upside that should command a premium when determining the yield required on the equity.

As for detaining them, it is all about tactics; 12" mag lite shined in their face and held the right way so it can be used as a club if they get too close, Springfield Arms XD40 as back up, lots of yelling commands peppered with curse words. 

You can use 3M Command products to hang things without making any holes in any walls; of course, there are weight and shape limits to using those, but no extra touch-up required afterward.

The reading I have done say that owner finance properties can command a 10% or more premium in price(this is echoed by a local owner finance servicing company), since demand is high and supply is low for owner finance properties in our area.
