When my daughter fired her PM, and rightly so, and the PM started talking about exit fees, my daughter told them if they want to try and enforce that, then they will see her in court where she will sue the pants off them for all of the fraudulent maintenance fees they charged her without permission by calling everything an emergency.

To combat the above, pretty much anyone will tell you to make additional principal payments to bring it down faster and save yourself on interest.

Examples: mailbox door wont always stay shut, crickets and other insects (basement apartment), door to furnace doesnt stay shut, screen door wont lock, etc.I have a hard time saying no to her requests, because in reality I guess these things should actually be handled, but it's stuff most of tenants would handle themselves or just shrug it off.Any suggestions on how to combat something like this?

,My big fear is FIRE, if someone dies or gets injured on my property, i hate lawyers with a passion.... we combat this fear with adding a ridiculous amount of smoke detectors, carbon monoxide detectors, not 1, but 2 fire extinguishers, and safety ladders for 2-story houses... just spent $1K on extra supplies last month!
