Property managers acting like this get my blood boiling.It seems like you have researched the law and several people have told you about Alabama law. 

But since I'm writing this and listening to DJ HERCIO eternal trance a little plug  my blood is boiling thinking thanks to bigger pockets for helping me find a general contractor.

Also, you have to account for the rising costs in construction + increase in interest rates & couple that with the fact that each of the 3 Dollar stores have yet to adjust their rent threshold, which means the deals get thinner and thinner.

The seller must be related by blood, marriage or law or demonstrate a long-standing, family-type relationship to gift equity to the borrower.

Several years ago (like 35 years ago...) when my dad was prepping a house where the tenants left in the middle of the night, I found some underwear that were soilded with blood and stool.  

Being on the hook for over 600k to only make 2k per month is too risky for my blood!

You also have maintenance, changing light bulbs, mowing the lawn, shampooing spilled wine/blood stains out of the carpet. 

I wouldn't go any thinner than a 3.2mm though 4mm would be better and some come with HD wearlayer and scratch resistant finishes.

I've been into real estate investment since I was a teenager and helped my dad on his properties -- I guess it has always been in our blood!
