I've seen people move out the next month for $500 and free movers.  

There will be "consideration," for income approach but I've never seen the appraiser go above comparable approach or what will / can be documented by comparable approach even when the subject property produced much higher income than the comps and should be worth more when going back an income approach.There is a scenario right now in Tacoma that is pending for 649k (fourplex) and we just got in an appraisal for 550k.
