I have been able to maintain bookings with various strategies such as decorating, making the living area appear lively or memorable, hiring a professional photographer, frequently changing the listing to keep it up to date, and consistently thinking of other amenities I could add.

Use decorative stamps rather than just a standard stamp.Essentially, you are trying to build intrigue with the homeowner to get them to open the piece of mail rather than throwing it in the circular file...this is the reason for the decorative stamp, handwritten address and return address.

Of course if the wood is badly damaged or structurally not sound, replace it.For tub/showers with curtains, require tenants to use a curtain liner in addition to their decorative curtain and show them how to place it inside of the tub in a way to prevent water from getting out onto the walls and floor.
